We believe that your home should be marketed in the best way possible, to get the most exposure so that you can get the maximum number of people viewing your home online, which in turn will translate into more showings and more offers. We love achieving this!

Our focus is to make sure our listings stay on the first page of all website results. We do this by paying the sites more than other realtors. For example we are currently the 6th largest spender in the nation for Zillow. This is how our listings will always stay on the first page where it will be viewed way more than other listings. We also use this strategy with the top 64 real estate websites across the nation.

Social Media Marketing is also a way for us to get more exposure, so we post our listings on Facebook, Pinterest, YouTube, Google+ and many more. We also utilize the highest quality print advertising by only using 4 page full color brochures for all of our property brochures.

Professional Photography

To make your property stand out the Yarbrough Group hires experienced professional photographers that will capture all the selling points of your home. Research has shown that properties featuring 6 or more photos are viewed 300% more often than properties with fewer photos. The Yarbrough Group load as many as possible in different real estate websites which allows your property to show up higher on search results to help achieve maximum exposure.

They will also create a virtual tour that will help us keep your listings on the first page of Zillow, Trulia, Realtor.com and 64 other top real estate websites across the nation.


3D Virtual Walkthrough

The Yarbrough Group always strives to be on the cutting edge of the newest technology, and our latest game changer is our 3D digital property mapping system. Using a state of the art camera, we are able to create a fully immersive, digital 3D model of your home which can then be viewed on the web. Viewers can take a virtual walkthrough of your home using the arrow keys on their keyboard, look around using their mouse, and view the home in three different viewing modes: walkthrough, floor plan from above, and “doll house view,” a 3D cutaway view of the home from the exterior. This amazing new technology truly has to be seen to be believed, and will distinguish your property from those with only pictures.


Drone Photography

Drones allow camera shots that have not been previously possible. The Yarbrough Group uses drone tours in their marketing that can start hundreds of feet in the air and can either hover in place and span 360 degrees capturing panoramic views, or fly along a few streets so buyers can get a clear picture of the home location. This is especially important for homes in the Point Loma and Ocean Beach area so that buyers can see how close the home is in relation to the S.D. Bay or the Pacific Ocean.

Most properties have one-page flyers in their brochure box in front of the home limiting the number of photos they can show. The Yarbrough Group only uses Four Page, Full Color, Glossy Brochures capturing 4 large photos and 5 smaller photos to properly showcase your property. They have sold many homes as a direct result of their four page brochures. They also send out first class oversized postcards marketing your home in neighborhoods that they feel your next buyer may be coming from.


Brokers Caravan

We will present your listing with photos and speak to my fellow colleagues at the Point Loma Realtors Assoc. and then hold a brokers caravan where we serve Phil’s BBQ sandwiches and sides to get almost every agent available for caravan to show up and see your listing.


Mega Open Houses

We will be handing out invitations to your surrounding neighbors to invite them to your open house. We will also advertise your open house on the MLS, Facebook, Zillow, Trulia, and  Realtor.com. Just on Facebook alone we have had our open house info viewed by 70,000 people. Thankfully they all didn’t attend the open house 🙂


Wine and Cheese Event

We recommend a wine and cheese event so that your neighbors will start spreading the word about your listing. This consists of us throwing and event and inviting the neighbors. To draw the neighbors we give away raffle prizes that will include a high priced new tech item and serve wine and hors d’oeuvres. We have had homes sold as a direct result of this type of event.
